Bonjour Olivier, je voulais juste saluer un compatriote - nous sommes peu de francais ici je crois.

I am also considering the option to buy a land and build up if I can't find a villa. From what I have gathered so far by speaking with other home builder (I am no expert so this is just what 'I heard')
The overall quality of craftsmanship in Lombok is rather good, but you need to be particularly careful of:
- Project management (checking that the work is moving on and is done in compliance)
- Study detailed itemization of cost because some elements can be 'irrational'
- Currency exchange variations esp. if you are like me from the Euro zone Smile
- Security to make sure your raw material are not 'taken' when the workers are away

Could anybody add other points to look out for in their experience?

Some other considerations when building.

If you are using a Indonesian company to build your villa you ideally need to be onsite all the time. To make sure walls are in the right place and it certainly keeps the timeframe in perspective when they know the boss is on sight. From personal experience not being on site for 3 days can mean walls in the wrong place and rooms where they shouldn't be.

Also you will need to take into consideration Ramadan and the wet season. These 2 things may seem insignificant but can really mess up a timeframe if your on a tight budget and and are building within a timelimit.

Also use as many local people as possible for such things as laboring and security on site. If specialised jobs need to be done or specialised dwellings need to be built then go where you need to and get the qualified people. But general labouring and cleaning etc should ideally be done by people in the local area. It not only provides employment but also builds a good raport with the locals for the future.

Try and buy local material. Sometimes the local material is top quality. But there are times when local is just not good enough. But atleast try and source local. It shows local people you are attempting to keep ypour money in the area.

I thinki most importantly is spend a bit of time in the area you want to build/buy. Get to know the people that are there and they can know you. Tell the people what you want to do and when you plan to do it. In my experience the locals appreciate knowing what is going on and who is doing it.

i ve been already 3 times in lombok and i have spend 3 month at each trip in the area.
My plan is to start to organise the land and to make the fondation of the house when i ll be on the place.
I project to employ the people of the village off course.But i know that i need a Professionel to coordinate the building and some good artisant also.
i have already the plan of the house and i m going to take maybe 2 or 3 years to finish the building.

1. Is your property secured with a fence?

2. During the period of building (2-3 years), will there be a live in care taker?

3. Have you factored the inflation in your cost estimates?

The first building that we did was our own house. For this we used outside builders and what they call "drop price" which is a set price to complete the work. I found working this way, they worked fast to get the job done but not to the standard I wanted. I had to get them to re do many things during this time.

For subsequent buildings we used local builders and paid them a daily rate. As we were on site it enabled me to control the budget much more tightly. The fear for some with a daily rate is that work will be dragged out but if you are on site you can see progress and take action if you tihnk it is going too slowly. I only had to get rid of one builder during the several projects that we have had and that was because he continued to do things they way HE wanted rather than the way I said.

Personally I prefer to pay a daily rate and that is what I continue to do - as with a recent renovation we had.

One thing to keep in mind for any building in the tropics is that if its not occupied for extended periods its going to fall into bad condition fast due to the climate.
If you are only planing to stay there or a couple of months a year, consider finding someone (caretaker/watchman) to live there and keep the maintenance up or having it rented out. Not to mention ensuring its not looted/vandalized.

I would suggest to anyone only thinking of spending a few months a year here to forget building anad to rent for that period. It would be a lot cheaper and less hassle than building and trying to manage and maintain the place for the remainder 10 months of the year.

i am going to spend 4 or 5 month by year in the place .

When i ll be not there i m planning to rent the house .For that i m going to buld a house for a familly who can take care about the house and the land .They can also "manage" a part of the renting during this time.

i know that it can be easier to rent but i prefer to build and try to do something for my future also......

Hi Oliver,


My husband and I built our house a few years ago in Rembitan Village, I'm not sure what style you are after but our house is brick (will eventually be rendered) it has 5 good sized bedrooms, 1 main bathroom and an ensuite in our bedroom. It also has a big lounge room, dining room, kitchen etc. It's not finished yet but my husband is currently living in it at the moment. If you want me to send you a few photos just let me know.

I'm sure if you want a house bulit my husband could help you out. It might work out cheaper for you as you would not be paying a middle man. He could also manage it for you while you are not there, as he manages another guys land in south lombok. If you are in lombok and want to see our house i'm sure my husband will be happy to show you through. He could also fix you up with some furniture - beds etc.
