On mainland Lombok is essential.

Hi Tony
My tip would be to figure out where in Lombok you want to live. There are various alternatives and it really goes down to what you want or enjoy. For example, if you want to be somewhere that has everything an expat might need, then look at 'The Hill' in Senggigi area. Over the next few years that area will get better facilities for expats, and then you are close to Senggigi and Mataram. But you need to be the sort that wants to hang around with other expats, drink bintangs at the bar, etc.

If you want quiet and isolation, then look inland. If you want quiet and still reasonably close to the city, hospitals, and facilities then look further around the coast to the north. There are plenty of land opportunities between Senggigi and Tanjung, and with the Gilis so close more development that way. The road is also now very good.

If you want to be as far away from other expats as possible, look over in East Lombok.

If you want to be part of the big developments going on around the Kuta Lombok area, look in the south.

The price you pay, and the type of house you will buy (if already built) will vary greatly based on the above choices. You can pay anywhere from 10 Juta to 100 Juta per are!

There are also plenty of houses for sale around Green Valley (Batu Bolong just out of Senggigi), and some around Karandangan. Plenty of people buy houses thinking that's what they want, then either change their mind or find living in Lombok is not the same as holidaying there. Then there are the 'developments' where developers put a few houses on a block and sell those off.

Also, keep in mind that a house in the tropics will literally fall apart if it is not lived in. If you have a house you will have to have someone live in it. This could be a caretaker, but you have to consider how that would work for you. Also, maintenance of houses is quite high - the climate in the tropics causes damp in walls, creatures get into your walls & pipes, rats eat your electrical cabling, roofs are replaced if they are alang alang. Construction standards are not high, and often footings not deep enough to withstand earthquakes, so a good size tremor comes along and ruins your building and surrounding walls. Not to be a doomsayer, but you need to understand all of this if you are going to put your hard earned into it.

You really think of everything dont you..............Thanks.
We lived in Java for 8 years up untill 4 years ago and now live in Mandurah.
Hanging around with expats swilling Bintang is not really my scene.
We get on well with the locals and really for us its the people of Indonesian that is the attraction not the cheap bear and the feeling of supperiority that is "sometimes"prevelant amounst expat circles.
Ideally the location would be within 10ks of Sengigi. Its nice to have a social life occasionally.
The estates ( Perumahan) that crop up all over Indonesian is also not our style , most of them go broke and the promisis that go with the deal usually dissapear within a few years and what your left with is a dump.
Your right ablout the mould ,Rats ETC, but thats what goes with Indo.
Anyway............
Where theres a will theres a way, and no more so than Indonesian Karma will sort it out , just a bit if steering from us is all that is needed.

Hi Tony, it makes all the difference having already spend considerable time in Indonesia. Areas that might interest you I think would be Montong, or just inland from there (e.g. Aik Ginit, where there are some marvellous views of the hills). That would locate you quite close to Mataram/Ampenam, but already near the beach.

Otherwise investigate north of Senggigi, there are a number of bays going around the coast toward Tanjung (Klui, Malimbu, Nipah). Most of the actual beach land on these bays is either already held by big hotel chains, or by Suharto's generals/mates, but there is some land on the other side of the road or a bit inland that is quite nice and still reasonably priced (although triple what it was just a few years ago). I've noticed a few more expat houses going up in these areas, very few actual communities - the only one I know of is 4 large private villas, and they joined together to make the road in. The road along the coast is now really good, so I expect there will be increased development over time. Of course electricity and water are always an issue, but you will get that just about anywhere.

Mangsit is 4km north of Senggigi but has started to become quite expensive. There is still some land in that area if you ask. Also Kerangdangan , personally I don't like that area but that might just be me. I will be in the area soon and will let you know if I see anything interesting. Do you have a budget in mind?

Yes I was over there last month and the road north from Senggigi is certainly good, wonderful views eh.
I have trouble with a good detailed map at present so I cant see Montong.
I have downloaded the detailed map from The Lombok Guide website but it seems to jam my computer.
Budget ................ Fairly grey area that one bit roughly speaking between 500 jt sampai 2m +-
We have built 3 houses in the past so dont feel like doing it again.
Ideally as you say it would be an X expat house where they just want out cause the Bintangs got too mahal LOL , sorry a bit cynical .
If you can have a look for us it would be really appreciated.

You can do Google Earth, just don't rely on any of the landmarks as they are mostly wrong (hotels miles from where they actually are etc)
